Take off what will be cleaned, not the shell
Ask which floor is included, which rack faces get dusted, whether the dock is in scope, and who owns production-area hygiene. Food plants, cold storage and hazardous areas often require a specialist protocol that does not belong in a generic janitorial bid.

Machine time is labor
A rider scrubber covers more floor per hour than a mop, but the operator is still paid. Enter person-minutes for machine work the same way you enter restroom time. Consumables, batteries and equipment recovery belong in supplies and equipment, not as a hidden “square-foot rate.”
Access windows and plant rules change the hours
After-shift work, escort requirements, PPE and long walks from the gate are paid time. If a plant can only be cleaned on a Sunday outage, that is a different takeoff than three weekly night visits. Put the constraint in the proposal so the customer is not surprised.
